Our approach

Our holistic approach to building surveying allows us to provide a broad and detailed assessment of the structural timbers forming a property. Our services typically include an investigation as to decay state, moisture content percentage, identification of biological decay organisms, timber species, constructional methodology and historical context. Our expertise allow us to provide detailed advice on how to repair any identified defects as well as strategies to avoid further occurrences in the future.

Decay detection and condition investigations

We investigate individual structural timbers using drill probing and other tactile means to assess the presence and severity of any decay. Both surface and deep moisture contents are assessed using
deep moisture probes and calibrated protimeters, to determine the vulnerability of a timber element to the onset of decay.

Additionally, timber structures (roofs, floors, framing) can be assessed for continued suitability. This would include identifying features such as inadequate jointing methods and/or fixings, as well as issues with the broader design, that may create further defects or latent defects that may lead to material condition issues in the future.

Detailed repair recommendations

All decayed and defective structures and/or structural elements are provided with full remedial recommendations as standard. These can include information surrounding the correct joint and fixing types, suitable materials and general repair strategies provided in both diagrammatical and written form.

Fungal and wood-boring beetle investigations

We investigate and advise on all manner of fungal or wood boringbeetle activity. Our services range from initial identification through to remedial strategy to mitigate and ultimately eradicate the issue. We
have vast experience with all types of fungal decay, including dry rot (Serpula lacrymans), as well as all types of wood boring beetle active
in the UK.

In order to manage and protect building materials from such decay mechanisms, we provide holistic building advice which is aimed at addressing the root causes of the issues.

Our approach is to focus our remedial advice on isolation, ventilation and responsible construction detailing. This avoids destructive and inappropriate chemical treatment methods, which also often results in a significant cost-saving for our clients.

Visual strength grading

Structural timber elements are visually assessed to determine the presence, size, distribution, and location of strength reducing characteristics. These are referenced with criteria set out in BS:4978 for the visual strength grading of Softwoods and BS: 5756 for the visual strength grading of Hardwoods. This allows for each assessed element to be designated a strength class, which can be used to determine the general quality of structural timbers, inform engineers calculations if structures are to be altered, as well as to support calculations to determine fire resistance.

Microscopal timber species identification

Samples of representative timbers are discreetly taken, which then undergo lab-based microscopal analysis, to determine the cellular characteristics that are unique to a particular timber species, thus allowing for a formal species identification to be ascertained
